Custom House Plans Design
Livable House Plans works exclusively with MJS Designers Group, a premier Central Florida Home Design Firm.
This gives us the ability to provide a wide array of customization options: from minor changes to a completely unique custom design!
Here are some of our customization options that can be made to our stock plans:
You may wish to make small modifications to the plan you choose. You can do this in a couple ways:
- You may purchase the CAD version of your chosen plan. This allows a builder or architect in your area to make small modifications to the finished plans.
- To ensure your modifications feel cohesive with the original design, MJSDG will assist in making changes to your desired plan at a nominal charge. Please contact us, we’re happy to help
Most plans come with a standard concrete foundation and slab; however, MJSDG. will convert the foundation to suit your local building standards at a nominal charge.
- Crawl space
- Full basement foundation
Architectural Review Board Modifications:
While every elevation featured on LHP follows period style standards, you may have a community that has certain requirements for elevation approval. If you send us the requirements, MJS Inc. will gladly make all adjustments to comply with the community requirements at a nominal charge.
If you live in Florida, MJSDG can engineer the plan of your choice ready for permitting, at a nominal charge.
If you like the idea of a plan, but feel you would need to make major changes to make it feel like the one, MJSDG. would love to work with you in designing the perfect custom home for YOU.
What if none of our stock plans feel like “the” one?

Each blueprint is a complete set of construction drawings. While the elements contained within each set of blueprints can vary from one design to the next, a typical set of construction drawings will include the following: cover sheet, foundation plan, floor plan, basic electric, simple plumbing, interior elevations, exterior elevations, details and/or sections.
